Recitals Broker operates a tenant matching and referral service under Arizona real estate brokerage laws. Owner desires to receive pre-qualified tenant leads from Broker’s free waiting list.
Owner is solely responsible for background checks, approvals, lease execution, and all obligations under the Arizona Residential Landlord and Tenant Act (A.R.S. §§ 33-1301 et seq.).
Upon successful placement (tenant takes possession), Owner shall pay Broker a flat placement fee of $300 within 10 days.
Owner shall also credit the matched tenant $75 directly on the first month’s rent.
No upfront fees. Fee is earned only on move-in. Payment via [ACH / check / portal].
Broker does NOT review, inspect, vet, or guarantee the safety, condition, habitability, or code compliance of any property.
Owner remains 100% responsible for property condition and all landlord obligations.
Broker and its affiliates disclaim all liability for any bad outcomes, safety issues, or disputes.
