Tenant Waiting List™ is a tenant matching and referral service operated in affiliation with licensed real estate professionals. All real estate brokerage activities, including tenant procurement, lead generation, placement services, and related compensation for rental properties in Arizona, are conducted under the supervision of WealthWise Realty & Managment, LLC brokerage by Exzel Realty LLC, Arizona licensed real estate broker (License # LC702479000). WealthWise Realty & Management, LLC provides property management and related services in connection with this platform.

Licensing and Broker Information Exzel Realty LLC is an Arizona licensed real estate brokerage entity regulated by the Arizona Department of Real Estate (ADRE). Services involving the negotiation, procurement of tenants, or placement fees for third-party rental properties constitute real estate brokerage activities under A.R.S. § 32-2101 et seq. and require licensure. All such activities are performed by or under the direct supervision of licensed personnel affiliated with WealthWise Realty & Managment, LLC brokerage by Exzel Realty LLC. Agency Relationships and Disclosures

  • We act as a referral/matching service connecting pre-qualified tenants from our free waiting list to participating landlords, property managers, and owners.
  • Final leasing decisions, background checks, tenant approvals, lease execution, and compliance with the Arizona Residential Landlord and Tenant Act (A.R.S. §§ 33-1301 et seq.) are solely the responsibility of the landlord/property manager.
  • No fiduciary duties (e.g., loyalty, full disclosure beyond material facts) are owed by us to tenants or landlords unless a separate written agency agreement is executed.
  • Pursuant to A.R.S. § 32-2156 and related rules, we disclose that we are not obligated to reveal certain non-material facts (e.g., natural death, suicide, homicide, felony crimes on the property; HIV/AIDS status; proximity to sex offenders), unless required by specific circumstances or law.
  • In any transaction, the broker must disclose in writing (before closing) the name of each employing broker receiving compensation (A.R.S. § 32-2156).

Fair Housing Compliance Tenant Waiting List™ complies fully with the federal Fair Housing Act (42 U.S.C. §§ 3601 et seq.) and Arizona fair housing laws (A.R.S. § 41-1491 et seq.). We do not discriminate on the basis of race, color, religion, sex (including gender identity and sexual orientation), national origin, familial status, disability, or any other protected class.

  • Tenant matching and pre-qualification are applied neutrally and consistently.
  • All advertising includes the Equal Housing Opportunity statement: “We are an equal housing opportunity provider.”
  • Violations of fair housing laws may result in penalties; report concerns to HUD or the Arizona Attorney General.

Fee Structure and Compensation Transparency

  • Joining the Tenant Waiting List is free for tenants. Qualified tenants may receive $75 off their first month’s rent as a benefit on matching properties (applied via agreement with the landlord/property manager).
  • For landlords/property managers/owners: We charge a flat placement fee of 50% of the first month’s rent (minimum $300) only upon successful tenant placement. This is disclosed in writing in onboarding agreements. No upfront fees are charged to join or list properties.
  • Compensation arrangements comply with ADRE rules on trust accounts, record-keeping (A.R.S. § 32-2151, § 32-2175), and prohibitions on unlicensed compensation.

Limitations of Service and No Guarantees

  • We provide informational matching and leads only; we do not perform background checks, credit screening, or final tenant approvals.
  • We do not guarantee matches, placements, or specific outcomes. Tenants and landlords should independently verify all information.
  • This service does not constitute legal, financial, tax, or investment advice. Consult professionals as needed.

No Duty to Review or Vet Properties or Parties Tenant Waiting List™, Exzel Realty LLC, and WealthWise Realty & Management, LLC are not required to review, inspect, vet, or verify landlords, property managers, or their rental properties for safety, habitability, compliance with housing/building codes, health/safety standards, zoning, licensing, or any other matters. We act solely as a referral/matching service and rely on information provided by participating landlords/property managers.

  • All responsibility for property condition, maintenance, code compliance, and habitability rests exclusively with the landlord/property manager under Arizona law (including A.R.S. § 33-1324).
  • We disclaim any liability for property defects, unsafe conditions, code violations, or issues arising from Landlord actions/inactions. Tenants and landlords should independently verify all property details, conduct inspections, and consult professionals as needed.

Data Privacy and Consumer Protection Tenant information is handled in accordance with applicable privacy laws. We do not share data unnecessarily. All claims on this website are accurate and not deceptive, per FTC guidelines and Arizona consumer protection laws.
