Tenant Waiting List™ (“we,” “us,” or “our”) is a tenant matching and referral service provided in affiliation with WealthWise Realty & Managment, LLC brokerage by Exzel Realty LLC (Arizona licensed real estate broker, License # LC702479000) and WealthWise Realty & Management, LLC. This Privacy Policy explains how we collect, use, disclose, and protect your personal information when you visit our website(s), sign up for our free Tenant Waiting List, interact with our services, or communicate with us (collectively, the “Services”).

We are committed to protecting your privacy and handling your information responsibly. By using our Services, you agree to the practices described in this Privacy Policy. If you do not agree, please do not use our Services.

  • Information You Provide Directly When you sign up for the Tenant Waiting List (free for tenants), contact us, or submit preferences, we may collect:

    • Preferences and details: Desired rental location (e.g., Tucson, Marana, Oro Valley, Sahuarita, Vail, etc.), budget, property type (e.g., single-family home, new build), move-in date, household size, or other housing needs.
    • Any additional information you voluntarily provide (e.g., in messages or forms).
  • Automatically Collected Information When you visit our website, we may collect:
    • Device and usage data: IP address, browser type, operating system, pages visited, time/date of access, referring/exit pages.
    • Cookies and similar technologies: See Section 6 below.
  • Information from Third Parties We may receive information from partners (e.g., referral sources) or public sources, but only as necessary for matching services.

We do not intentionally collect sensitive personal information (e.g., Social Security numbers, financial details, health data) through the signup process. Landlords/property managers handle any deeper screening (e.g., background/credit checks) independently.

2. How We Use Your Information

We use collected information to:

  • Provide and improve the Tenant Waiting List service (e.g., match you to available rentals based on your preferences and locations in Pima County/Tucson metro area).
  • Send you updates, matching notifications, or service-related communications (you can opt out of non-essential emails).
  • Communicate with you about inquiries or the $75 first-month rent benefit.
  • Operate, analyze, and secure our website and Services.
  • Comply with legal obligations, prevent fraud, or enforce our terms.
  • For internal purposes like analytics, research, or service enhancement.

3. How We Share Your Information

We share information only as described here:

  • With Participating Landlords/Property Managers/Owners: To facilitate matches, we may share relevant details (e.g., name, contact info, preferences) with third-party landlords, property managers (including other management companies), or owners who use our placement services. They handle final approvals and leasing.
  • With Service Providers: We may use vendors (e.g., hosting, email, analytics) who access data only to perform services for us and under confidentiality obligations.
  • For Legal Reasons: If required by law, subpoena, court order, or to protect rights/safety.
  • In Business Transfers: In connection with mergers, acquisitions, or asset sales.
  • We do not sell your personal information as defined under laws like the CCPA. 

4. Data Security

We implement reasonable administrative, technical, and physical safeguards to protect your information from unauthorized access, loss, or misuse (e.g., encryption where appropriate, secure servers). However, no system is completely secure, and we cannot guarantee absolute security.

5. Data Retention

We retain your information as long as necessary to provide the Services, fulfill legal obligations, resolve disputes, or enforce agreements (typically while your listing is active or for a reasonable period thereafter). You can request deletion (see Section 7).

We use cookies, pixels, and similar tools for functionality, analytics, and performance. You can manage preferences via your browser settings. We honor Global Privacy Control (GPC) signals where applicable for opt-out of certain sharing.

  • Opt-Out: Unsubscribe from emails via the link provided, or contact us to stop processing for matching.
  • California Residents (CCPA/CPRA): If applicable (e.g., we meet thresholds and you are a CA resident), you have rights to know what we collect/use/share, opt out of sales/sharing (we do not sell), limit sensitive data use (not applicable here), and non-discrimination for exercising rights.   • Other Rights: Under federal laws or other state rules (if applicable), you may have additional rights. Arizona residents: No comprehensive state consumer privacy law applies, but breach notification rights exist if personal information is compromised.

8. Children’s Privacy (COPPA)

Our Services are not directed to children under 13. We do not knowingly collect personal information from children under 13. If we learn we have, we will delete it. Contact us if you believe a child has provided information.

9. International Users

Our Services are hosted in the U.S. and intended for U.S. users (primarily Arizona). If you access from outside the U.S., your information may be transferred to and processed in the U.S., subject to U.S. laws.

10. Changes to This Policy

We may update this Privacy Policy. Changes will be posted here with an updated effective date. Continued use constitutes acceptance.
