Tenant Waiting List™ (“we,” “us,” or “our”) is a tenant matching and referral platform operated by Tenant Waiting List LLC, an Arizona limited liability company wholly owned by WealthWise Realty & Management, LLC, and conducted under the supervision of Exzel Realty LLC, an Arizona licensed real estate brokerage (License # LC702479000), in affiliation with WealthWise Realty & Management, LLC. This Privacy Policy explains how we collect, use, disclose, and protect your personal information when you visit our website(s), join the Tenant Waiting List, submit housing preferences, or otherwise use our services (collectively, the “Services”).
By using our Services, you consent to the practices described in this Privacy Policy. If you do not agree, please do not use the Services. This Policy is incorporated into and works in conjunction with our Terms of Service.
1. Information We Collect We collect only the information reasonably necessary to operate the platform.
Information You Provide Directly When you sign up for the free Tenant Waiting List, submit preferences, or contact us: • Personal identifiers: Name, email address, phone number. • Housing preferences: Desired locations (e.g., Tucson, Marana, Oro Valley, Sahuarita, Vail, and other Pima County areas), budget range, property type (single-family, new build, etc.), move-in timeline, household size, and other non-sensitive housing needs. • Any additional voluntary information you submit.
Automatically Collected Information • Device and usage data: IP address, browser type, operating system, pages visited, timestamps, and referring/exit pages. • Cookies, pixels, and similar tracking technologies (see Section 6).
Information from Third Parties We may receive limited referral or partnership data as necessary for matching.
Important: We do not intentionally collect sensitive personal information (e.g., Social Security numbers, financial account details, credit information, health data, or government ID numbers) through the Services. Any such information required for tenancy is collected and processed solely by the landlord or property manager during their independent screening process.
2. How We Use Your Information We use your information for the following legitimate purposes: • To provide and improve the Tenant Waiting List matching service and facilitate connections with participating rentals based on your preferences. • To send service-related communications, matching notifications, and updates regarding the $150 first-month rent benefit (where offered by landlords). • To operate, maintain, analyze, improve, and secure the Services. • For internal analytics, aggregated market research, and anonymized data insights (e.g., general renter trends for developers and housing stakeholders). • To comply with legal obligations, prevent fraud, enforce our Terms of Service, or protect the rights and safety of our company, users, or others.
We do not use your information for automated decision-making that produces legal or similarly significant effects.
3. How We Share Your Information We share information only as strictly necessary: • With Participating Landlords/Property Managers/Owners: Relevant profile details (name, contact information, and housing preferences) are shared to enable matches. These parties are independent and conduct their own screenings and approvals. • With Service Providers: Vendors (e.g., website hosting, email delivery, analytics, or CRM tools) who are contractually required to use the data only on our behalf and maintain confidentiality. • For Legal Compliance: When required by law, subpoena, court order, or to protect rights, safety, or investigate violations. • Business Transfers: In the event of a merger, acquisition, or sale of assets. • Anonymized/Aggregated Data: We may share or sell fully anonymized and aggregated insights (e.g., market trends on desired unit sizes or rent ranges in specific areas) for business or developer use. This does not include personally identifiable information.

4. Data Security We implement reasonable administrative, technical, and physical safeguards consistent with industry standards (e.g., access controls, and secure servers). However, no system is completely secure. We cannot guarantee absolute security.
In the event of a data breach involving personal information, we will comply with Arizona’s breach notification law (A.R.S. § 18-552) by notifying affected individuals and the Arizona Attorney General as required.
5. Data Retention We retain your personal information only as long as necessary to provide the Services, comply with legal obligations, resolve disputes, or enforce agreements. You may request deletion of your data at any time (subject to legal exceptions).
6. Cookies and Tracking Technologies We use essential cookies for site functionality and analytics cookies for performance. You can manage or disable cookies through your browser settings. We honor Global Privacy Control (GPC) signals where applicable.
7. Your Rights and Choices • Access, Correction, Deletion, or Opt-Out: You may request access to, correction of, or deletion of your personal information by contacting us. We will respond within a reasonable timeframe, subject to legal exceptions. • Marketing Opt-Out: All promotional emails include an unsubscribe link. • Arizona Residents: Arizona does not currently have a comprehensive consumer privacy law, but you retain rights under federal law and Arizona breach notification statutes. • California Residents (if applicable): You may have additional rights under the CCPA/CPRA.

8. Children’s Privacy (COPPA) Our Services are not directed to children under 13. We do not knowingly collect personal information from children under 13. If we become aware of such collection, we will delete it promptly.
9. International Users The Services are hosted in the United States and intended primarily for Arizona users. By accessing from outside the U.S., you consent to the transfer and processing of your information in the United States.
10. Changes to This Privacy Policy We may update this Policy. Material changes will be posted with a new “Last Updated” date. Your continued use of the Services after changes constitutes acceptance.
